Will it be another Summer of ’69?

What summer generally brings with it is a bonanza in terms of property sales.

In 1969, sales in the housing market in Sydney, Perth, Melbourne and other cities were robust.

A house in Sydney cost $27,500 according to the Domain Group’s Housing Price Report, September 2014.

The same house today costs $1,150,357 (apartment median price is $740,041).

 

If you bought in 1969, you’d be up by way of wealth by $1,122,857 or 4000%. You wouldn’t get this kind of return anyplace except the global stock markets.

 

What will be the housing market look like in 2018?

Honestly, no-one can say with 100% accuracy. The past is not a good predictor of the future, however, business climate factors do predict it reasonably accurately.

Sydney’s Housing Market has always been driven by immigration, marriages, arrival of kids and post the Paul Keating era

when the dollar was made convertible – by negative gearing and foreign money.

With a public backlash against the unaffordability of housing prices today, but there being no slowdown in policy on immigration,

our Housing Pandits believe that for the Housing Markets in Sydney, Melbourne and both capital and Regional Australia – it will be business as usual.

 

What happened to Housing Prices between the period 1960 to 2018?

Well, while many looked down, they went up.  Prices don’t move in equidistant moves.

What we mean by that is you don’t get an ‘even average’ over the traditional 8 to 14 year cycle when prices double.

The gain is frequently in the last 3-4 years of a cycle.

 

Buying a house is a big deal

 

It’s like a marriage because of both decisions are – not easily reversible.

What you need when buying a home is all the experience you can get while doing so.

It is not a bad idea to consult with parents, grandparents, anyone older than who has undertaken the experience before.
